Type the property address at the top of the Screener. Tap the Research button below the address to scroll through 10 platforms — Zillow, Redfin, Realtor.com, Trulia, Homes.com for residential; Co. Appraiser, LoopNet, Crexi, Land.com, Landwatch for commercial and land. Scroll the button to switch platforms, then tap to open.
The address is saved with every deal so you can always identify it in your log. It also auto-syncs to the Analyzer when you send a deal over — enter it once, it carries through.
Enter 3 numbers: purchase price, gross monthly rent, and monthly mortgage payment. That's it — the Screener automatically applies an 8% vacancy rate and a 40% operating expense ratio (OER) so you don't need to estimate expenses yet.
Don't know the mortgage? Enter your rate, loan term, and down payment in the mini-calculator — P&I calculates automatically in gold.
Results show a cash flow range (low–high) rather than a single number — this is intentional. The Screener is a speed filter, not a precision tool. If the range looks good, send it to the Analyzer.
The app scores each deal on a 100-point weighted system and gives an instant verdict: ★★★ Strong, ★★ Good, ★ Marginal, ⚠ Weak, or ✗ AVOID.
Any deal with negative cash flow or a DSCR below 1.0 is automatically rated ✗ AVOID — no exceptions, regardless of the other numbers.
Tap Save Deal to log the deal with its address and all numbers. Free accounts save up to 3 deals. Pro saves unlimited.
Pro users see a Send to Full Analyzer button — passes all numbers and the address to the Analyzer with one tap. No re-entering data. The Analyzer adds vacancy, detailed expenses, ARV comps, and full return metrics including cash-on-cash return.
VetDeals4U is a web app — no app store required. Pin it to your home screen and it opens full-screen like a native app, with no browser bar in the way. Best way to use it in the field.
Tap the EXPLORE tab to find deals in your area. Tap Use My Location — the app locates you and displays a map centered on your coordinates.
Tap the 🔍 FIND DEALS ON ZILLOW button to open your selected research platform filtered to properties near you. Scroll the button up or down to cycle through 10 platforms — Zillow, Redfin, Realtor.com, Trulia, Homes.com, Co. Appraiser, LoopNet, Crexi, Land.com, and Landwatch. The button always shows which platform you're about to open. Browse listings and bring promising deals back into the Screener.
Below the map, Local Market cards show Census Bureau data for your area — median home value, median gross rent, vacancy rate, and owner-occupied rate. Use this to gauge whether a market is worth investing in before you analyze a single deal.
After entering your mortgage details in the Screener, tap Am I Loan Ready? to open the Loan Readiness Check. Enter your gross monthly income and any existing monthly debts — the mortgage payment loads automatically from the Screener.
Tap Calculate to see your estimated Debt-to-Income (DTI) ratio and how it compares against VA, FHA, and Conventional lending guidelines. Each loan type shows whether your DTI may fall within its typical threshold.
If you have House Hack selected as your strategy, a second DTI is calculated applying a 75% rental income offset — showing how projected tenant income may lower your effective DTI in the eyes of a lender.
